OK, today I am really pissed off. I am going to publish a recent chain of letters, and exchange that has taken place between myself and Rose Ryan. It started off by me telling John and Rose that my night watchman tells me we really need a gate to keep people out at night. Rose then emailed me and told me to use the money we owe for the HOA to do this. I agreed that would be acceptable. For background, we have refused to pay the HOA fees this year because we would like to see an accounting of the expenses first and Rose has never produced that.
You really need to start at the bottom and read up as I cut and pasted this to avoid errors. This will tell you something about the type of people John Wade and Rose Ryan are. Draw your own conclusions....

Why are you ‘shouting’ about the gate? Why do you say in your last email ‘It appears to be a problem for you to pay anything’? I told you we would do the gate, I never argued about that, not from the moment you suggested it on the phone. In fact let me quote my last 2 emails: What I said was and I quote: 1) ‘I was perfectly willing to pay for the gate as part of our dues I absolutely don’t consider that to be unreasonable.’ 2) ‘However, if you insist, like I said earlier I don’t think it is unreasonable for us to pay for the gate.’ 3) ‘Until then I am quite happy to pay for the gate.’ Where in my emails are you reading that we have a problem paying for anything. You may want to re-read them. It appears to me that you are really desperate to ‘force ‘us to anti up some money. I have told you we will pay when it is appropriate, that has not changed. I don’t even mind being ‘forced’ to anti-up as we desperately need the gate, in fact a year ago Alfonso mentioned it and nobody has done anything about it so to be honest, I am more that happy to be handed the job. It will get done.
As re: Ivan yes, you are right, this issue was not related to either the HOA nor the gate, it is just that your asking for our money reminded me that Tropical Properties still owed us the money which Alfonso promised us in his emails last year (twice) when we were so frustrated by having no power. Anyhow I think you are perhaps delusional if you believe that temporary power was always available to us. What the roofers did in the end was illegal and highly dangerous and we did pay the full power bills at that house for the privilege of using his power. It only goes to show how utterly desperate they were.
We will be submitting our costs for reimbursement which you promised us (or was that just another one of your lies) and I do hope this is not going to become another ‘issue’ with us because we have about had it with ‘issues’. I would suggest that it would really be in your best interests not to make us any angrier because we are through being lied to and playing your games. What we ask is that you deal with us honestly and fairly, no lies, no games….Rose

The temporary power was always available to you from the other sources. The money you owe can go for the gate or i will repeat give it to John and he will handle it, in fact maybe this is not such a good idea at this time. It appears to be a problem for you to pay anything as the past several emails keep coming back to having the 'pifa money' pay for the gate. This was my original proposal and as of this moment it stands.
GET ME A QUOTE OR TWO ON THE GATE AND IF IT IS AGREEABLE TO ME GET THE WORK CONTRACTED FOR AND PAY IT WITH YOUR FEES DUE IN 2008.

As re: the pifa money that is acceptable if the money goes into the separate account. Did he do that with the money he collected in 2007 and 2008 also? Tropical properties did not own the land at that time either so anything collected then belongs to the land owners as well. I still think it would be nice to use the money for the gate specifically so that everyone can be told that the gate was built with the pifa money. I think that is kind of nice. Alfonso informs me that he did sell the pifas. it is in his expense report so it will be collected by john when he gets there and put into the SEPERATE ACCOUNT i have for the hoa. you can do one of 2 things regarding the fees you and carmelo owe. A. give john the fees when he gets there to put into my account or B. pay for the fence and give me a copy when you get back for the records. If that does not work for you - leave it alone and john deal with it when he gets there. he is down on the 16th.I want 2 quotes on the gate if possible.

Hi Rosalie, I have no idea who you are talking about. I have NOT sold anything to anyone. I have received very little money from most of the owners. That is one of the reasons that I am cautious with the funds that i do have. The corp. has not been paid even for work done in the past. I will deal with that when I can as the important part is to make it all work out ok. I have been busy the past couple of days getting the new baby home etc. \John is coming down on the 15th or 16th.....Leave the issue of lot 5 with him....Did you get me a quote on the gate, do we need 2 quotes, \i don't like to get just one as that makes it too cosy for the contractor providing it...let me know. Also i expect you and Carmello to kick in your 08 fees to cover the gate.

I was speaking with a man today who was picking pifas on my lots. I understand that you have sold the pifa crop to him. At first I was upset that you would take the liberty of receiving money for our (the collective owners) pifas. Not that I mind getting rid of them but rather, they are not yours to sell and take the money personally. Then I realized that perhaps this was a good thing as that now gives us (the collective owners) the money we need to build a gate for the property.
I am willing to take responsibility to make sure that the gate gets constructed and placed so if you could turn the money over to me I will use it to pay the costs associated with that expense. The rest I will put in the HOA fund if and when it is established. Call me 6500-6803 so that I can make arrangements to get the money as I would like to get the gate completed ASAP.
